The Wood Road Revitalization and Mixed-Use Development Initiative in Braintree aims to transform the Wood Road area into a vibrant economic and cultural hub.

This project focuses on leveraging the area's strategic location and existing infrastructure to attract diverse businesses. Emphasizing sustainable development, community involvement, and innovative land use, the initiative seeks to enhance local infrastructure, improve quality of life, and establish Wood Road as a regional innovation center.

A Three-Phased Initiative

Phase One

| November 2023 - February 2024 |

Existing Conditions Analysis

This initial phase spans about 3.5 months. It focuses on gathering and reviewing existing data, conducting stakeholder meetings, and analyzing the current state of the Wood Road area. 

Phase Two

| March 2024 - August 2024 |

Community Visioning Process

Spanning approximately 6 months, this phase engages the community to shape the vision for Wood Road, using tools like surveys, focus groups, and workshops. 

Phase Three

| September 2024 - November 2024 |

Implementation Matrix Development

The final phase, over a period of 3 months, concentrates on developing a comprehensive implementation plan based on the findings and community input from the earlier phases, culminating in a final report.

Final Deliverable

The final deliverable for the Wood Road Revitalization and Mixed-Use Development Initiative comprises an implementation plan and final report. This report will summarize the findings from each phase of the project. It will present strategic recommendations, community insights, and actionable steps to transform Wood Road into an innovative and economically vibrant area. The report aims to serve as a roadmap for future development and community engagement in the revitalization of Wood Road.

he Town of Braintree, the Wood Road District Core Team, and MAPC are happy to announce the completion of the Wood Road Existing Conditions Report, a pivotal step in the Wood Road Revitalization and Mixed-Use Development Initiative. Finalized on March 26th, 2024, this detailed report marks a significant milestone in our journey to transform the Wood Road area into a dynamic hub of innovation and community engagement.
 


A Solid Foundation for Transformation

The Wood Road Existing Conditions Report provides an analysis of the area's current economic, infrastructural, and spatial conditions. It compiles findings from various studies and data, offering a comprehensive overview of the challenges and opportunities lying ahead. This work sets the stage for the efforts that will follow, guiding our strategic planning and development with informed insights.


Key Highlights and Future Directions
The report unveils the area's rich business ecosystem, strategic growth potential, and opportunities for mixed-use development. It underscores the necessity for infrastructure enhancements, thoughtful zoning, and a commitment to balancing community and economic interests. 

As we transition into Phase II, focusing on Community Visioning, we invite the broader community to join us. This next phase will harness stakeholder insights through surveys, focus groups, and workshops, aiming to craft a shared vision and preliminary recommendations for Wood Road's future.

Initiative Kick-off Meeting
MAPC and the Town of Braintree held the Wood Road Revitalization and Mixed-Use Development Initiative kick-off meeting at Braintree Town Hall. This
initial gathering was aimed at unifying project members, clarifying objectives, assigning responsibilities, and fostering collaboration. The meeting ensured mutual understanding and established communication protocols, equipping the team for a coordinated beginning.

The meeting identified the area’s strengths, including proximity to Boston and potential for development, juxtaposed with challenges, such as the need for zoning updates and to enhance local infrastructure. The meeting fostered collaborative discussions, establishing a foundation for innovative growth and positing Wood Road as a dynamic economic hub. It concluded with action points for stakeholder engagement and further data analysis, signifying a positive step toward comprehensive community development.
